Bangkok is huge. Its condo market is really a collection of very different neighbourhoods, each with its own price level, lifestyle and type of tenant. Choosing the right area matters more than choosing the right building.

Here’s our honest take on six areas we work in every week.

1. Sukhumvit (Asok – Phrom Phong – Thong Lo – Ekkamai)

Best for: expats, young professionals, buyers who want strong rental demand

Sukhumvit is the city’s international heart. The BTS Sukhumvit Line runs its whole length, and Asok connects to the MRT Blue Line. You’ll find malls like EmQuartier and Terminal 21, Benchakitti and Benjasiri parks, international schools, and some of Bangkok’s best restaurants.

  • 👍 Deep rental market, easy to re-let, great walkability by Bangkok standards
  • 👎 Premium prices per square metre and heavy traffic on side streets (sois)

Our tip: Units within roughly 500 metres of a BTS station consistently rent and resell faster. On Sukhumvit, distance to the station matters more than distance to the mall.

2. Silom – Sathorn (the CBD)

Best for: professionals working in finance and corporate offices, long-term holders

This is Bangkok’s established business district, served by the BTS Silom Line and the MRT at Silom and Lumphini. Lumphini Park is the green lung, and the large One Bangkok development on Rama IV has added more offices, retail and hotels to the area.

  • 👍 Stable demand from office workers, prestige addresses, mature infrastructure
  • 👎 Quieter at weekends, and some older buildings need a careful inspection

3. Riverside (Charoen Krung – Khlong San)

Best for: luxury buyers, lifestyle owners, those who want views

The Chao Phraya riverfront has luxury hotels and branded residences, plus ICONSIAM on the Thonburi bank. Boats and the BTS Gold Line help, but access is less convenient than Sukhumvit.

  • 👍 Iconic views and a distinctive lifestyle, with limited new riverfront land
  • 👎 A smaller rental pool, and higher fees at luxury buildings

4. Rama 9 – Ratchada

Best for: value-focused buyers and investors who want growth

Often called Bangkok’s “new CBD”, Rama 9 has grown quickly around the MRT Phra Ram 9 station and Central Rama 9, with new office towers nearby. Prices are usually noticeably lower than central Sukhumvit.

  • 👍 Good MRT access, newer buildings, room for growth
  • 👎 Less established for expats, and supply can be high, so choose your project carefully

5. Ari – Phahonyothin

Best for: owner-occupiers who want a neighbourhood feel

Ari is leafy, local and full of independent cafés, a short BTS ride from central Bangkok. It’s also close to Krung Thep Aphiwat Central Terminal (Bang Sue), Thailand’s major new rail hub.

  • 👍 Liveable and characterful, with long-term infrastructure upside
  • 👎 Fewer large new launches, so good units don’t stay on the market long

6. On Nut – Bang Na (Sukhumvit extension)

Best for: first-time buyers and budget-conscious investors

Further out along the BTS Sukhumvit Line, this stretch offers much more space for your money. Bang Na is close to Suvarnabhumi Airport and the routes east towards Chonburi.

  • 👍 Affordable entry prices and a wide choice of newer projects
  • 👎 Longer commutes, and plenty of competing supply when you come to rent or resell

How to choose: three questions

  1. Will you live in it or rent it out? Owner-occupiers should start with lifestyle. Investors should start with who the tenant is and work back from there.
  2. What’s your time horizon? Established areas tend to hold value. Emerging areas can grow faster but come with more uncertainty.
  3. How close is the station? Measure the actual walking route, not the straight line on the map.

Still not sure? Tell us how you live and what you want to achieve, and we’ll shortlist two or three areas and buildings that genuinely fit. No pressure, just honest local knowledge.
